A tear-off spec’d for open Atlantic wind
Paragon Exteriors replaces roofs in Mantoloking, NJ with a full tear-off built to oceanfront spec: 130 mph wind-rated architectural shingles, six nails per shingle, corrosion-resistant hardware, and sealed edge courses on every slope. Typical asphalt replacements here run $14,000–$30,000, cedar shake is quoted per project, and most asphalt roofs are finished in one day. We’re licensed and insured (NJ HIC #13VH13814500); estimates are free and itemized at 848-633-6440.
The rebuilt dunes and the steel wall buried under them protect this beach from surge — they do nothing about the gusts a nor’easter runs straight down Ocean Avenue. That’s why we upgrade every detail an inland installer treats as optional:
| Detail | Common inland install | Our Mantoloking spec |
|---|---|---|
| Fastening | 4 nails, electro-galvanized | 6 nails per shingle, hot-dipped or stainless |
| Shingle rating | Standard wind rating | 130 mph architectural |
| Edges | Basic starter strip | Sealed starter, rake, and ridge courses |
| Flashing | Galvanized steel | Aluminum or copper — salt corrodes galvanized early |
| Deck protection | Felt underlayment | Ice & water shield at eaves and valleys plus synthetic |
From drone scope to final inspection
Every job starts with a drone survey and an itemized written scope — no allowances, no “we’ll see when we’re up there.” We file the permit with the borough construction office at Borough Hall on Downer Avenue (or with Brick Township if you’re in South Mantoloking — we confirm which before filing), plan material drops and dumpster placement for the borough’s tight lots before the crew crosses the Mantoloking Bridge, and replace any soft decking at a per-sheet price you saw up front. Asphalt roofs wrap in a day; gambrel estates with stacked dormers take two to three, quoted honestly. The day ends with a magnetic nail sweep and drone photos of the finished roof.
Because most owners here are somewhere else for much of the year, the whole project runs remotely if you want it to: approve the scope from the photos, track the work from the drone documentation, inspect the result without driving down. Plenty of Mantoloking roofs go on between October and May for exactly that reason — our take on timing is in the best time to replace a roof in NJ.
Who’s on your roof
Paragon is family-run by Joe Ballaccomo, with 15+ years across roofing, solar, and home improvement, and Franchi Vacchiano, with roughly 40 years in construction including foreman work on the Borgata build in Atlantic City. In May 2026 we replaced 30 roofs in 30 days without changing the spec — the calendar moved, the fastening schedule didn’t. Financing is available, and if your roof’s problem is still one dormer or one run of flashing, say so: we repair in Mantoloking too and we’ll tell you straight which job you actually need.
