A tear-off built for salt on both sides
Paragon Exteriors replaces Lavallette roofs with a full tear-off to barrier-island spec — 130 mph wind-rated architectural shingles, six nails per shingle, sealed starter and edge detail, and ice & water shield at eaves and valleys — with most homes finished in a single day. Typical Lavallette replacements run $9,000–$17,000, and every estimate is free and itemized. We’re licensed and insured (NJ HIC #13VH13814500); call 848-633-6440.
No street in the borough is more than a few hundred yards from saltwater, and most are closer. A nor’easter loads your roof from the ocean side while the bay drives rain in from the west — the double hit that makes a four-nail inland install the wrong roof for 08735. Before you sign with anyone, spend five minutes on which shingle lines actually hold up at the Shore.
Two kinds of Lavallette roof, two kinds of job
| Oceanside cottage or cape | Elevated / reversed-living rebuild | |
|---|---|---|
| Typical era | Early-to-mid 1900s | Post-Sandy |
| Usual price | $9,000–$12,000 | $12,000–$17,000+ |
| What we plan for | Layered old shingles, soft decking, tight lots | Extra wind at height, steep pitches, rooftop-deck flashing |
The cottages east of Grand Central Avenue are often on their third or fourth roof, and tear-off regularly uncovers plywood that needs swapping — we quote the per-sheet price up front so nothing on the invoice surprises you. The post-Sandy rebuilds are the opposite problem: newer structures, but more roofline, more penetrations, and more wind at elevation, so fastening and edge sealing have to be exactly right the first time.
How the job runs on the island
Narrow streets and small lots make staging half the battle in Lavallette, so we plan dumpster placement and material drops before the crew crosses the Route 37 bridge. Permits are filed for you — with Lavallette Borough’s construction office on Grand Central Avenue, or with Toms River Township if your “Lavallette” address is really Ocean Beach, Chadwick Beach, or Silver Beach. Tear-off to magnetic nail sweep is one day on most homes, and we drone-document the roof before, during, and after — if this is your summer place, you approve the scope and see the finished work without driving down.
Who’s giving you the number
Paragon is family-run: Joe Ballaccomo, with 15+ years in roofing, solar, and home improvement, and Franchi Vacchiano, with roughly four decades in construction including foreman work on the Borgata build in Atlantic City. The same process held through our 30-roofs-in-30-days run in May 2026 — the spec never changes, only the calendar. Financing is available, and if your roof’s trouble is still localized, say so: we repair in Lavallette too and will tell you straight which side of the line yours is on.
