A roof built for salt on both sides
Paragon Exteriors replaces roofs in all six Long Beach Island municipalities — Barnegat Light, Harvey Cedars, Surf City, Ship Bottom, Long Beach Township, and Beach Haven — with a full tear-off built to barrier-island spec: 130 mph wind-rated architectural shingles, six nails per shingle, hand-sealed edges, and stainless or hot-dipped fasteners. Most LBI homes are torn off and reshingled in a single day, and typical projects run $9,500–$20,000. Estimates are free and itemized: 848-633-6440.
LBI is rarely more than a half-mile wide, so every roof takes ocean salt on an east wind and bay salt on a west wind. A mainland install fails out here — at the rakes and the flashing first — so ours differs on purpose:
| Component | Typical mainland install | Paragon’s LBI spec |
|---|---|---|
| Shingles | 110 mph rating, four nails | 130 mph rating, six nails per shingle |
| Edges | Standard starter strip | Sealed starter plus hand-sealed rakes and eaves |
| Fasteners & flashing | Galvanized | Stainless or hot-dipped nails, salt-rated flashing metals |
| Underlayment | Synthetic only | Ice & water shield at eaves and valleys, then synthetic |

One day on your roof, paperwork handled all week
The island reads as one beach town but is legally six municipalities with six construction offices. If your house sits in Loveladies, North Beach, Brant Beach, the Beach Haven sections, or Holgate, the permit goes through Long Beach Township’s office in Brant Beach; Barnegat Light, Harvey Cedars, Surf City, Ship Bottom, and Beach Haven each run their own borough office. We file with the correct one and book the inspections — you never make that call.
Job day itself: tear-off at first light, deck inspection with soft plywood swapped on the spot (the original 1950s–60s capes in Surf City and Ship Bottom often hide an old shingle layer and salt-eaten nails), dry-in, shingles, magnetic nail sweep, and drone photos of the finished roof for your records. In summer we schedule around rental turnovers; most owners book the quieter Labor Day–to–Memorial Day window — and our 30-roofs-in-30-days run in May 2026 proved how much island work one focused month can hold.
Elevated post-Sandy piling houses and reverse-living builds get extra attention where they earn it: a roof sitting twelve feet higher catches real uplift, and rooftop-deck flashing is where cheap work leaks first.
Who’s actually on your roof
Paragon is family-run: Joe Ballaccomo brings 15+ years in roofing and home improvement, and partner Franchi Vacchiano brings roughly 40 years of construction, including foreman work on the Borgata build in Atlantic City. We’re licensed (NJ HIC #13VH13814500) and fully insured, and financing is available. If your roof has a few honest years left, we’ll say so — see roof repair on LBI.
